Multiple rotten or rusted sections, or repairs coming more than yearly. You're funding a replacement one repair at a time.
Tell us what the door is doing. The estimate is free and you can say no.
When a door at the end of its life happens in Kansas City it happens without warning. The constantly loaded parts give out, usually on a plain Tuesday morning. Across Jackson County the pattern is consistent: ice storms freeze doors to the slab and summer humidity rusts cables and drums, and 1920s Brookside bungalows with detached single garages, split-levels and two-car attached garages across the Northland take the worst of it.
A replacement isn't just a door. The order: measure headroom and backroom, strip out the old door and track, fit new track plumb and square, stack and hinge the panels, then set the spring to the finished weight. Skip that last step and the new door punishes its opener from day one.
The van covers Kansas City and Overland Park, Olathe, Lee's Summit, Independence, Liberty, Shawnee daily. We give you a two-hour window rather than a day, a free estimate, and what you agreed on the driveway is what happens.

Anywhere in Jackson County, replace when the panels are gone: rot, rust through the skin, or impact damage across more than one section. If you use the garage as a room and the door is single-skin, replace it. More than one repair a year means it's time, or you're buying a new door without receiving it.
Any of those symptoms and we can usually name the fault within ten minutes of arriving. We don't guess over the phone, and the estimate is free.
The steel door itself goes twenty to thirty years; the hardware on it doesn't. The door lasts decades; springs, rollers and cables don't. A good door needing work three or four times over its life is normal.
The R-value is the insulation rating, and it's what decides if you can use the garage in January. No insulation: R-0 to R-2. Polystyrene core: R-6 to R-9. Polyurethane: R-12 to R-18. Polyurethane also gives you a stiffer, quieter door.
If the opener is anywhere near its age, do it with the new door. The labor is mostly shared. With the door being built up from parts, nylon rollers are a natural addition.

Most people wait. This is what waiting looks like. None of the following is unusual. It's the ordinary sequence, and we see it in Kansas City every week.
It's a free estimate. Finding out asks nothing of you. That alone is reason enough to call before it gets worse.
The measurement that catches people out is headroom. The space above the opening, up to the ceiling. Standard torsion needs about twelve inches. Low-headroom track exists for tighter spaces, but it has to be specified when ordering, not discovered on install day.
Once a door has failed, stop using it. That's the rule. Run it again and the load lands on hardware never meant to take it. Every attempt makes the job larger.
If the car can't wait, release the opener by the red cord only when the door is completely down, and lift with both hands, back straight. If the door doesn't move easily, leave it. It's telling you the counterbalance is gone.

Of everything on the spec sheet, insulation is what you'll feel. The numbers: bare steel door about R-0 to R-2, polystyrene core R-6 to R-9, polyurethane R-12 to R-18. Polyurethane also makes the door stiffer and much quieter.
Only if it's near its age or already faulty. If it has years left, it stays. It's worth knowing that swapping it with the door already off adds almost nothing to the job.
It might move. That doesn't make it a good idea. We set the track plumb and square to the door being installed. Old track kept from the previous door is why new doors get complaints about noise.
None of that is unique to Kansas City. A door judged by phone gets judged wrong. Our rule is simple: nobody commits to anything until a technician has seen it.
A door that keeps needing work, panels going in more than one place, or a bare single-skin door on a garage that's really a room. Each of those on its own is enough.
Yes, and not through a message service that calls you back in the morning. A night call gets dispatched the same as a day call.
If a spring or cable has failed, no. Leave it down and don't force it. The counterbalance stores a lot of energy, and it can release without any warning.
Yes. We come out and tell you what has failed, anywhere in Jackson County, with no obligation either way.
Yes. LiftMaster, Chamberlain, Genie, Craftsman, Clopay, Amarr, Wayne Dalton, and the ones you haven't heard of. Underneath, most brands use the same mechanisms, so we stock parts that fit across the board.
Worth it if the opener is around ten years old. Doing both at once shares most of the labor, and you get a quieter head with a fresh warranty.
One phone call, a two-hour window, and a call ahead. No lead auction, nobody bidding for your job, and nobody who has never seen your door judging it over the phone.
